Even if your roof was professionally installed, a severe storm, or damage from falling tree branches or debris, can mean that it needs to be repaired – or in some cases, replaced – well in advance of its typical lifespan. What is the current condition of your roof?

Knowing how old your roof is, and what materials it’s constructed from, can help determine whether a roof repair job might be sufficient, or whether replacing it entirely would be a safer option all round. If the extent of damage is severe, and the roof is nearing its life expectancy, a replacement would help preserve the property, and keep it, and everybody within and around it, safer and protected from the elements for longer. 

Some companies offer guarantees on the materials used, as well as on the work they carried out, so it’s always worth checking out the documentation related to the roof before calling up a contractor to have them come out and assess the issue. 

If you don’t know when the roof was installed, you can arrange for a contractor to come around right away and inspect the roof. If the damage is visible to you from the ground, a full inspection is still recommended to check for further damage or potential issues, while going up there yourself and checking, is never recommended unless you have the appropriate safety measures in place, or are a roofing expert yourself. Even if you can’t spot any damage or haven’t noticed any leaks within your home, bi-annual inspections are always a good idea, and can prevent costly repair work further down the line.

While external damage can clearly indicate that your roof is in need of professional attention, there may be issues inside your home that can indicate this, too. If your home is unusually humid, paint is swelling in places, or you’ve spotted mold on your walls or ceilings, these could mean that your roof has damage. The extent of the damage, however, can only ever be determined with a full inspection from a roofing specialist. 

Knowing when to repair or replace your roof

If your roof is relatively young (the average life expectancy will depend upon the materials your roof is constructed from), it’s often the case that repairs will fix the problem and help it perform well for many more years. If your roof is aging, however, and nearing the end of its average life expectancy, some damage may warrant a complete replacement.
